Hi all! Does anyone have any certain resources, websites, programs, etc. that you use to see average rent rates in a certain city over a period of time? For example, if I wanted to invest in a small town in Indiana, is there somewhere that would show the average rents for that town over the past 10-20 years? Thanks in advance!

Hey everyone! So my wife and I bought our first duplex last year (house hacking) and are looking to get another by the end of the year. In addition, I acquired my real estate license last year and am transitioning full time into that role in the coming months. All of this to say that we need a solid team around us!

So, does anyone in the Pinellas County, FL have any recommendations for a CPA in the area who truly understands real estate investing and has done a great job for them? Same question goes for an attorney. We were sent to a CPA last year who was “an expert” but it doesn’t seem he really is in this realm. Thanks in advance!

@Salvatore Lentini Thanks for this first of all. We have been working on finding our first property for 2 years. We are looking for a tri or quad in an extremely up and coming area. We plan on house hacking and living in a unit and renting the others out. With that though, we are trying to take advantage of a minimal down payment through FHA. We have made several offers, even above full asking price. However, we are primary resident shoppers against investors... and inevitably, a cash investor rolls in with a cash offer and we get bumped. That's been our issue. We are now trying to think outside the box and increase our network to try and find something off market. Any other suggestions? Thanks again! -Jason

Hi there! This is a longer post so let me apologize up front. My wife and I have been looking for our first multi-family home for about 18 months now. Our plan is to live in one unit and rent out the others. The catch of that though, is that when we move, we want to start fostering kids. That makes the selection all the more difficult because our unit needs to be big enough to support the 3 (or 4) of us and be in a moderately desirable area. We have found several options, but investors roll in with cash and we get steamrolled.

So now we’re trying to think outside the box. Someone from our church who is a realtor told us she has two plots of land for sale in an area we would like. However, they are non-conforming. The realtor has said there are hoops to jump through but hasn’t responded to any questions since, so I’m thinking she might not have a lot of knowledge around these kinds of situation, and understandably so.

Anyway, has anyone gone through the process before of converting the zoning to permit multi-family? And does anyone have any tips or suggestions of around this at all? We are doing our own research as well but I thought I’d throw it out there to people if anyone has been through it. Thank you so much!
