Hello all.  I am just a couple Months in to my new quest in the real estate investment world.  Looking to "start out" by flipping single families.  I have been extremely motivated in reading books, watching video's and reading conversations here, but  I don't think I am ready to pull the trigger just yet .   I am looking for some advice on a property I saw that, on the surface I think it looks like a winning deal.  What's the "right" or a good move from here?

I have not yet secured outside funding, but, I own a home now that I live in w/ 70k equity, very good credit, work full time (65k)

Found a home in pre-forcloser 3 bed 2 bath, in ground pool that is estimated at $303k, Zestimate $341k, needs minimal work (5k mostly landscape ),  10 comps  in area from 300-420k.

Rooting for you too Odie.  Sounds like you have one foot in.  Congrats and good luck.  

I just finished "The ultimate beginners guide to real estate investing" in like 6 hours over 3 days.  

Great read, I feel like i learned more in those few hours reading than I did in a recent 3 - 8hr day seminar.  After just that guide I am energized and feel much clearer about the processes.  I cannot wait to learn more.  Any suggestions on a next step read?  Niche I think we are going to focus on is flipping single family's to earn active income to hopefully be able to finance buy and hold multi units and collect passive.  Who knows from there, but this is what we want to master for now.

Hi I'm Jason.  My business partner Glenn and I, after a long time of just talking about it are new to real estate investing in northern NJ. (with knowledge from the building side)

We intend to spend some Months getting educated and networking before getting too aggressive.  We look to start with flipping, and take that into some rental properties, with the ultimate goal of multi unit rentals and or commercial investments.   Understanding we will need lots of support and role models along the way, we look forward to being a part of the community and being able to pay it forward in the future.
