This post....gives me more drive to finally turn my MFR into a SFR, its been a thought for 2 years now!

Our market is booming around here as well... the younger families are looking to move to the outskirts of the "hip" areas and they're willing to pay for the remodeled single family houses.

Gonna keep this short and to the point......

I own a duplex on a corner lot and my neighbor just mentioned to me that shes moving in 2-3 months....im a carpenter by trade and have helped her out in the past with various projects on her property, her house is in decent shape....she subtly told me tonight she just wants to find a " quick cash sell flipper type company" to buy her home...well, i know the market around here and i think i just found a possible "big profit'' property...my monies are caught up in other investments at the moment tho!!! UGH! 

How can i get my hands on this property with little down?

I believe she owns it outright

She already bought her future house

Im pretty new to the real estate monies/ funding

Any input would be amazing!

Hello

I am a contractor who does 10-12 remodel flips a year with two different investors in the Milwaukee, Wi area and I have an opportunity in doing work for a new investor. In doing business with the two original investors I provide scope of work and a contract is signed, its a well oiled machine thus far:)  But with the new investor it'll be a little different....

I GC the entire flip and get my draws for labor/ materials accordingly. The investor will have no time to take part in any of the remodel and minimal time in marketing the completed homes, although he has used used an agent in the past to find and sell properties. Essentially, I provide market ready homes and and he provides the cash needed.  

I will still provide scope of work and etc. but I will also be GCing the entire project. 

 What is the appropriate way of doing business with him?

Should there be talks of commissions made per sold homes?

Should I set up a split of profits agreement? 

What are my avenues? Etc....

There is a great opportunity here for me and my business of being the contractor, and I also see this as my way in to becoming my own Investor! :)

Hey everybody my name is Jason A and Im so excited to have come across this site through my usual "getting lost" on web searching for flipping info!  Its time for the game to begin, time in.  I have been in a time out for a couple of years or so, meaning its been just a dream and hope that someday Id be getting my piece of this action to. Ive been running a small carpentry business for 5 years and a majority of my work, 70%, comes from investors and landlords in helping them with their dreams and successes. And Im glad and grateful for being their go to carpenter, but its my turn soon:)  As for being a carpenter I get the best seat in the house with seeing how these projects are being done from the demo to the finishing stages, and for that I am glad of becoming a carpenter but I am ready to hang up the tool belt soon:)  And I think that the BP site and all the vast information being discussed here will help me get there!  Im soooo excited! Thanks to all of the developers and members for making this site so cool. Oh yeah and the podcasts are a new habit of mine!

Ok, where do I start....Well, I have a picture in my head but its just the outline of a one, no real color just an open canvass within the lines of what I know I want to be doing but where do I start.  Im hoping to start out with a single family flip first, get a couple under my belt, since this is where Im most comfortable at for now.  But if its to comfortable its probably not the right thing to be doing, right? lol!  So then id like to get into a couple of single/ multi family rentals to hold onto along with the occasional flip to keep things exciting.

So there it is, my intro... thanks for reading and Im looking forward to playing ball;)
