Hello,

No reason. I guess I have always just gone that route. Can you suggest any banks you have had good experiences with. I have a somewhat of a complicated situation and need someone that is willing to be a little creative.

Hello! I was speaking with my real estate broker yesterday and he mentioned that he is seeing a high demand for two week up to two month rentals in my area. The demand is coming from some of the bigger companies in the area looking to temporarily place employees and executives. He said on average if my monthly rent was $850 these companies would pay that if not more weekly, so possibly up two 4 times my regular rent. This sounds good, but it must be a lot if work with all of the turn around. Has anyone had experience with this? Jason

Hello everyone! Happy New Year to All!! This is probably a simple question, but I opened and LLC and have just bought my first rental property. My question is regarding rent checks. Do I have the tenants make the checks out to me personally or to my LLC? Jason

Thank you! That's the direction I've been headed towards, but I dont want to wait 7 months to buy another property. I will gave to find another way to purchase a property another than an equity loan.

Hello, My name is Jason. I am new here and have a financing question. I have had real estate in the past and have done 3 successful flips, but need advice as to my options to buy a second property. I have a single family home that I have from a divorce. I own the home, but had to leave it for personal reasons. I am renting the home, but it has negative cash flow of about $100 a month. This is due mostly because when bought it was a family home not an investment and I have PMI. I know that goes against some rules!! I have about $30,000 in equity and The property has a remaining 7 month lease with the tenants. My question: Do I take out an equity loan against the home to purchase an investment property or do I wait until the lease is up and sell the property?? Any ideas and/or suggestions would be greatly appreciated.
