We've been active in Kansas City for about 10 years and foocus on the areas like Raytown, Independence, South Kansas City down to Grandview east of the 435 loop. If safe neighborhoods are your biggest concern, obviously those neighborhoods with higher incomes are where you want to be. E of 71 is where a lot of investors tend to shy away from, but besides that, most people I work with will look through the rest of the city besides there. I saw a post recently that Lee Ripma made that was pretty accurate!

I would look at the median income of the area. It will tell you pretty quickly the demographic of the neighborhood, and what type of rents you will be able to receive.

Hey everyone! My team and I are branching into the multifamily space this year and found Kansas City to be a great market to get started in. However, we have had a difficult time trying to gauge the best areas to look at. Any insight would be greatly appreciated. I'm also in Fort Lauderdale, FL and would love to connect with others in the field.
