I just include the utilities in the rent. In the winter the gas bill is a lot higher due to heating, but electric is lower. In summer, the electric is higher, but the gas is lower so it pretty much evens out over the year.

I've had great success investing in Pensacola, FL. I found a duplex in 2022 for only $130,000. I also bought a SFH for $160,000 and rent it under Section 8. We actually just listed the duplex for sale if you are interested!

Hi Adam,

The seller pays the seller commissions and (usually) covers the buyers commissions as well so you shouldn't worry about those fees.

The 10% vs 20% I feel like is a personal opinion. You can always take the extra 10% and use it to invest in something else or use it for updates on the property. Or if you want a lower monthly payment, then do the 20% down.

You can also negotiate credits with the sellers to use towards your closing costs or rate buy down. We are under contract on a property right now and negotiated $40k in credits to use to buy our rate down.

Kin insurance has been very affordable for me and my rentals. I have Citizens for one, but they just bumped me up $1,000/year on one policy.

23 days on the market doesn't seem like that long, especially since the holidays just passed. Have you had an open house? Also what part of Jacksonville?

 I would just search your area and add "real estate investors" or something along the lines of that
