I'm unfamiliar with the "bird-dog contract" for notes. Is it the same set up as it is for traditional properties? Or will I be acting as the buyer broker?

Thanks @Mike Hartzog@Wayne Brooks. So what is the benefit of purchasing non-performing notes-just to wait until you can proceed with the foreclosure process?

Hi everyone,

I keep getting confused re: non-performing notes. Is there ever an option to secure the actual property by purchasing the property at a discount without going through the foreclosure process? In other words, would a bank ever sell a bundle of notes attached to property and transfer deed at closing of the note sale? I've been introduced to a similar situation but it sounds too good to be true. Thoughts??

Thanks! @Charmaine M. @Chaz Reid I'm interested in wholesaling. Well, I'm actually terrified of getting a bad deal and getting stuck with a property, but wholesaling is the short term goal. Long term I would like to buy and hold.
