@Pat L. Thank you for that information Pat! It is encouraging to know that even after some issues with the tenants, it was still a lucrative investment for you.  I have seen some campers and on airbnb renting for as much per night as small apartments, so that is something I am hoping I might be able to tap into!

@Austen Mueller. Thank you Austen! Those a great questions that I did not think of. Those questions also give me some good research points to dive into now! I know this property is on a long term campsite, so I can check with the company about some of the water/waste questions.  I can hopefully find out the answers to the other questions from the owners. This option may not be the right one, but I at least know a little more if I want to continue pursuing this type of short-term rental. Thanks again!

@Peter M. Thank you for that information! Water damage is definitely something that I will be looking for when viewing campers now. 

Hello everyone! I found a potential deal. It consists of two side-by-side campers on lot by a lake (full views, but access is further away) with a fire pit and outdoor space. It seems like a great option for an Airbnb rental and it is about an hour from where I live. Both campers have built-on decks. Do any of you have experience with using campers or RV's as short term rentals? I have never owned a camper and wonder where my blind spots could be.  For those of you who have owned campers/RV's and used them as rentals, what are some things I should know about renting them out? Also, what are basic things I should know about owning and maintaining a camper?

Thank you for sharing! I want to make my first investment deal by September 1 of this year (I just decided on a date because of your post). I have helped investors find properties, now I am looking for myself! Information like this is value added for me and for the people that I will help in the future! 

Here is a mixture of personal, professional and real estate:

1.) I would be more intentional about avoiding toxic people - mindset is so important. "If you think you can, you can and if you think you can't you can't". I did not realize some people were toxic until I moved away from them.  Then in hindsight, I could see how the perspective I had hindered me professionally, personally and financially. 

2.) It would have been good for me to take more risk professionally when my parents still let me live with them. Instead I looked for a safe job and moved out as soon as I could.  

3.) I would have looked for a multifamily home to house-hack as my first home purchase. The home I did purchase is a great investment (I still live in it), but it would have been even better if my mortgage was being paid by someone else.  

3.) I would have purchased my more investment properties while I had a W-2 job for easier financing. 

I was transferred to Knoxville for work with every intention of leaving after my assignment ended, but I quickly decided that it is where I wanted to stay.  There is no state income tax, so I felt like I got a raise, and I could live more inexpensively than the area I left. There are always interesting people moving here because of the university, the hospitals, the lab and nuclear facilities in Oak Ridge, a Scripts TV network, etc.   Also, the Great Smoky Mountains are really close, but not so close that the tourism completely taints the city. 

My husband and I are planning to invest in short term rentals in the Smokies. It is an established market with reasonably priced investment properties.

The reasons I'm investing in East Tennessee are many of the same reasons I decided to live here.
