hello. I am currently in escrow to purchase a portfolio of ten SFH. I am almost completely funded but some of my investors will need more time to get their money in order. We need to close before the end of the month. Any advise to fill the gap until my lenders can get their money liquid? How much does that typically cost?

@John Thedford  I guess I am trying to figure out where that number might be so I don't get the door closed on me.  

@Jeremy Brown thanks for the advise.  I was thinking of offering 10% lower but was wondering if that wasn't a good place to start because they would counter and I would have to settle at 5%.  but if I offer 15% I thought that would be too low and they might walk away.  what do you think?

@Darren Eady I was wondering if people actually bought notes over the property price and if they did why would they do that.  I personally wouldn't do it so I didn't understand if it would actually sell.  so if he sold the note it would have had to performed for a year to be valued at market price?

@Bob Malecki who do you go to create these notes?

I am looking to see what a fair offer price under asking would be for a portfolio of 10.  the asking price is 50K each.  if I offer for cash on the entire portfolio how much of a discount should I ask for?  Homes are all rented and under pm.  no major fixes or vacancies.  This is an off market deal but a realtor in the area gave me comps and said the market price is in the low 50s for each.   just trying to see what is a fair offer without looking like a low baler.

I know a guy who says he buys homes for cash, rents out the home for 6 months, seller finances the home to the renter then sells the note.  when I asked for an example he said you buy can buy for 50K with 750 rent already rented,  seller finance 5k down, 10 year at 6% would cost the renter around the same as their current rent but now they own it.  then sell the note worth 75K for 65K.  is this possible?  do people actually do this? do people actually buy those kinds of notes?
