@Reed Meyer I am in the same phase as you, I think it’s a great read in terms of setting a foundation and learning different terms and formulas. As a newbie in the industry it was one of the first books I’ve read and I do plan to read a second time after I house hack my first investment property. Like you I plan to begin in multi families and commercial real estate

A book I just finished that provided much information and resources is a book by Don Pebbles: Path to building real estate wealth. I would recommend reading as well.

Hey Taylor!

I'm in LA county -Glendale - and just in the beginning stages of learning the industry and my market I plan to invest/do business. I don't have much creditability to advise but I would have to say it depends on your goals. You are in a much better place than many new investors with the capitol you have saved and the ability to use a VA loan. I would say narrow your focus on rather you want short term gains i.e -flipping or wholesaling- or perhaps you want to build long term wealth with using rental properties to get started with that $17k... I plan to house hack my first home after I see the impact on COVID-19 has on the market this year and following with wholesaling to grow more capitol to invest in long term rentals here in Cali. Maybe we can connect in the future being that we are both in Cali- a relative competitive/fun market! All the best!
