For Houston: Most condos/townhomes are inside the city. Not in the suburbs. People that buy in the city want to experience urban living. Are you suggesting that they aren’t maximizing their buying power? 

It’s all relative. I’d argue that most condo/townhome buyers prioritize their lifestyle over anything else. Being able to afford more land/space is not a driving factor for these folks. Being able to save money buy owning another type of property in most cases is not even on the radar.

I’d go with tile for flooring. It’s not uncommon for rental properties here. Best thing to do is look at the comp rentals in the neighborhood to see what they have. standard w/d units from a nearby Sears should suffice.

Hi! I’d start with 1- writing out your goals, 2- saving capital to invest (both flipping and rental properties will require some cash on hand) 3- Listen To BP podcast show 200. It’s the most comprehensive podcast I’ve listened to Help people learn where/how to start. Good luck!

Real estate is tough. I actually agree with 80% of these statements, to some degree, but in a in a more optimistic way. Investing is speculative. It’s a RISK. Yes, you can minimize the risks but everyone will lose at some point- and it’ll be okay. I’ve lost before. But I’m not afraid to get back out there and keeping going. What’s for me, will be for me. It sounds like you’ve done some reflecting. I hope you continue to learn and grow from your experiences.

@Dana Whicker After this deal I'd like to focus on SFR in the $90k-$150k range for Buy & Hold, Wholesale, and do more Flips. I'm beginning to entertain the idea of New Construction.

80% of profits from this deal will be poured back into my business. The other 20% is going to my student loans! Thanks for the feedback!
