You should see if there are any local real estate meetups going on while you're in town. Check on sites like BiggerPockets, Meetup, and Eventbrite.

Atlanta is a very transient city, especially with sports, entertainment, and conferences year round. Location is very important when choosing a short-term rental here. There are also STR regulations to follow, so having a local resource would be helpful.

Think about what's important to you, for example your desired cash flow, appreciation, do you want to vacation in your STR and if so which location appeals to you in that way, do you have a reasonable budget for the market?

Do you have any other indicators to support that the listings are not renting? I don't always update the availability on my Furnished Finder, so from the outside it could look like I'm not getting bookings. However, when booked, I'm still interacting with leads to secure the next bookings. I'd be interested to hear other perspectives on how people are managing their Furnished Finder listings. Either way, also look at who you are targeting for MTR. Why are they staying a few months and what characteristics/features are they looking for in a rental? Make sure that's what you're offering. Local connections really help, too. Join local STR groups (or create one if there aren't any) and chat about how they are doing with mid-term rentals.

Airbnb/VRBO/etc are great, but also think outside of the box! For example, I started getting inquiries just by posting my Airbnb reviews on social media. Friends started reaching out to see if my place was available before looking to strangers. I've even had realtors reach out for their clients who need temporary housing until closing day. If you don't have a direct booking site, you can always just send people your Airbnb link. Get the word out about your STR outside of the booking sites! Management sites like Guesty and Hospitable are a gem to avoid same night bookings, but they don't link to every booking site available. If you don't want to limit where you're listing, you can link calendars, block dates on your own direct booking site, or require pre-approvals to book. Many options - just depends on how you want to run your business.

You'll get business travelers and displaced families on Airbnb and Furnished Finder. But these platforms are open to everyone, so you will also get other types of travelers (even Furnished Finder is no longer strictly travel nurses). Corporate housing is a direct contract with the company and that's typically formed through relationships. Maybe start with the websites while also working on the networking piece. There is the website corporatehousingbyowner.com that is catered to business travel. I haven't use it myself, but I've heard of people who have success with it - worth a try!

I'm a short-term rental property manager/Airbnb co-host and real estate agent in Atlanta. 

While I do agree that there is high supply right now and regulations scare people off a bit, I want to chime in with a different perspective to consider. Atlanta is a destination for business and entertainment and it's only continuing to grow. Your ideal client for short-term rentals here are guests that are staying for conferences, concerts, visiting friends, airport travelers (popular for 1-night stays), etc. Mid-term rentals attract of course travel nurses but also people who are relocating here, remote workers who stay a few months, business travelers, etc. 

It's no longer about just picking any property and putting it on Airbnb. You need a strategy. If you're crystal clear about who you're targeting, what you're offering them, provide a space that stands out from the rest, and market your property well, then you will do well in Atlanta! 

The supply will level out and the regulations can be followed - I got my STR license in 2 weeks and help my clients with theirs. You have plenty of opportunity to make a great profit in Atlanta.

This is correct for Fulton County. I live in Atlanta and I co-host/manage Airbnbs for homeowners and investors in Atlanta and surrounding areas in Georgia and South Carolina. In Atlanta, only Fulton County residents can get a license and they can have up to 2 short-term rentals, one being their personal house. Also, after you get the license, you have to re-confirm your residency is still Fulton County each year. Many people in this market are moving to mid-term rentals to get around the ordinance. The laws are still evolving, so it's helpful to have a co-host that will keep up with the latest regulations, keep you in compliance, and help you to pivot your rental offerings as needed.
