Hi Jay thats great that you have an investment property already. I am also an agent investor in the Cumming area. Feel free to ask any questions. There is lot to learn on this page. 

FHA is good idea. You can also look into USDA loan. If it falls in USDA 100% approved area. That would be mostly north cumming area.
