Wow!  Great job!  Looks like it was quite the project, but came together nicely!

Great, thanks for all the great feedback.  The list of probates here seem to contain about 10-15% that are represented by and attorney and the rest are listed as the personal representative (with the mailing address).  So, I think I may focus on those that are not represented for now and then as @Rick H. suggested, talk to the attorney after I have enough deals under my belt to feel like I could be a good reference for them.

Hmm...interesting @Andy Marciniszyn so, let me clarify.  You mention that they have a duty to present 'an offer'...If I'm sending a letter (direct marketing) it likely won't contain a $$  amount offer as the only information I have in that case is that the person has property that they likely want/need to sell.  So, I can't really include a $$ offer since I don't have all the numbers.  That in mind, this is mostly a marketing letter explaining that I *could* make them an offer and they should call to talk about it.  In your opinion, is that still something that the attorney would pass on to the individual that they are assisting or would it be thrown away as 'junk mail'?  Thanks for the info!

@Dave Metsker Thanks for the info!  That helps.  So, it sounds like you would go ahead and mail to them?  Do you think in those cases it makes sense to have a different letter that is more geared toward information for the attorney, or just send them the same letter that is going to the rest of the individuals?

My original thought was, it seems like these will likely net much lower results (unless you strike a deal with an attorney that just starts sending people your way).  Since I'm still new to this and getting going, (in your opinion) would it be better to just focus on the individuals since there is a more 'direct line' to them to try and get a few deals done?

I'm working to develop a direct mail list of probates based on public records in the area and I'm finding that in the list a number of them are represented by an attorney (instead of the individual).  In the cases where the attorney is listed it seems to list the individual's name, followed by the attorney's office an address for their office.  I assume that it probably doesn't make sense to send mail to these people since it would go to the attorney instead of the individual, right?  Is there a good way to reach out to those individuals either through the attorney or some other way?

Thanks!
