When you say college students, are these BYU students? When I was a student at BYU my dad was looking into properties around campus, but seemed like the having to become BYU approved housing so that single students could live in it was a bit of a pain.

I also lived in several places south of campus where we were breaking the zoning rules :) Although, I have heard horror stories of friends of friends who were reported to the city.

Welcome, @Spencer C.! I'm also from San Jose and living in Utah, and new to BP. :) I've been looking at the multi-family market but so far I haven't found anything that make the numbers work. Good to hear from @Brandon Rindlisbacher that it's just a tough market and I'm not going crazy. Anyway, best of luck, Spencer!

I was also looking at the potential of leveraging an FHA to get a quick first duplex. My understanding (although I'm totally new, could be wrong), is the same as Sean. I believe you just need to live in it for a year. I never saw anything about until you refinance.

Thanks for all the responses! I've read the Ultimate Beginners guide and listened to a couple BP podcasts, gonna have to go to an REIA and check out some more good books.

Hey! 

I'm a Senior Software Engineer working in Salt Lake City, looking to diversify my income. I think I'm primarily interested in buy and hold of multi-family properties. I'm currently researching using an FHA to get a duplex or triplex, and then living there for the allotted time before buying another property and moving out. Right now I'm just playing with the numbers and looking at the market, trying to figure out how to make it work. Seems like the purchase price to rent income ratio at most of the things I've seen before isn't quite right. But, I am just figuring it out.

Anyway, glad to be here! Seems like a great community and I'm looking forward to tagging along and soaking it all in!
