Post: Borrowing against my primary residence, HELOC?

Background: current flipper and landlord with a partner, wanting to invest some solo. I have about $250k in equity on my personal residence. I would like to either 1) purchase a rental property myself or 2) Purchase land and build my next primary residence. 

I can’t get a typical investor loan at the moment, so my two options currently are:

1) Discuss with my private lender who I have my loan with on my current residence about taking $$$ out against my house, raising my mortgage balance with them. Using that for either of the two options above. Would raise my primary mortgage pmt to about $3500 a month.

2) Getting a HELOC on my primary residence, making IO payments, totaling about $2800 a month for my current mortgage + IO HELOC

3) "Paying" myself a lump amount out of my joint LLC and not borrowing against my house.


if I went option 3, that $$$ I give myself would be taxable income. If I went with option 2, my IO payments (for the draw period, typically 10 years) would be tax deductible. Option 1 is my least favorite choice because of the increased risk on my personal property (loan being in first position, raising payment significantly)


i do plan on selling my current primary residence in about a year, or sooner.

We’re setting up Podio to run our business 2022, just starting out with the system. Any tips out there? Pros/cons? Do you track your expenses within Podio too?

Anybody have recommendations for managing processes and task reminders? Were currently using Excel to track certain tasks, but would like something cloud based where the entire team can check tasks off, get reminded for future tasks, and collaborate on each project.

Hey David! Yes, we actually chatted a few days ago. FlipperForce has a lot of the features we are looking for but lacking some of the most important ones we are needing (bulk transactions, sharing specific projects to specific partners, i think there was one or two more). I’m open to a zoom call or phone call to chat!

Ability to enter purchase price and ARV, create a custom detailed budget (interior and exterior breakdown), easily tag 25+ transactions to each property on a daily basis, see real time budget vs actual expenses, calculate holding and financing costs, ability to share project data with different partners and have them edit/input their expenses. Also ability to easily modify numbers on the sale side to decide on offer acceptance/counter. Those are pretty much what I what can think of right now. Also it would be nice to upload documents and receipts, tagging each receipt to the corresponding line item expense (flipper force has this feature).

We are looking for a program to help analyze deals, create a detailed budget, and then track our expenses for each project. Currently using excel with multiple spreadsheets and box.com to keep expense records, needing something more proficient.... we are testing out flipperforce on our next flip, but there are some features missing that I feel will keep us from sticking with FF. What do you use? Not looking for quickbooks...

We have been using an excel sheet for tracking expenses, but need to move to excel for tax purposes and creating reports.  QB will set up the account and support for $200/month. Looking for somebody to set up chart of accounts, items, show me how to record a purchase and sale of property, etc.
