I'd be interest in others thoughts as well. I pay a bookkeeper a pretty penny to keep my account in order in Quickbooks and am thinking of taking this piece over myself so better be aware of this portion of my business. I have years of QB data that I do not want to start over and am looking for something that will integrate my past QB info in a simple import then let me run with an easier program or let me keep using QB but be able to see trends from a dashboard. Thanks for posting this Chantel as I was considering Rent Ready.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $72,000
Cash invested: $50,000

I BRRRR'd this 1940's bungalow, converted a den to a third bedroom and forced appreciation, pulled some equity and will sit on this one for some time.

What made you interested in investing in this type of deal?

BRRRR has been my go to investment strategy, the price was right on this one

How did you find this deal and how did you negotiate it?

word of mouth from marketing the neighbor next to one of my rentals

How did you finance this deal?

Line of credit then DSCR loan

How did you add value to the deal?

added third bedroom, took out walls and made it an open concept kitchen, new paint inside and out, new floors, etc

What was the outcome?

Pulled out cash at refi, cashflow monthly and have appreciating asset the tenant is paying off for me.

Lessons learned? Challenges?

This one went pretty smooth. Been there done that. :)
