Definitely overthinking this situation, as for the the activity at off hours, definitely not illegal, albeit not normal for most. Your tenant signed a lease to rent your property, not their time.

As for the marijuana, i believe florida allows medicinal use. If your tenant has a medical card, you can not bar your tenant from using their medicine.

I applied on the first day it was available, and was told it would be with me in 3 days- this was about 8 weeks ago? They stopped processing applications for a while due to being overwhelmed, then started recently. Keep an eye on the email you associated the application with, and if you are approved, read the agreement!

I recently received my SBA relief loan, and was reading through the terms. The loan is to be used for working capital, and i have some questions as to how far the use could really reach. Does anybody know if the loan, intended for working capital, be included to do a remodel/update of a property? In other words, could a property upgrade be included as working capital needs and such? Appreciate any and all input, thank you in advance.

What service does everybody use for background and credit checks during the tenant screening process? Personally, i listed my rental with an agent, and he took care of that for me. Im trying to gain a little more independace as a landlord. Thanks in advance for any help and advice!

@Pedro Padierna I had almost 130 people come through my first before somebody signed. It takes patience! I waited about 40 days. I used an agent as well to show the property, maybe that would help?

Any basic charictaristics to llok for in a good lender? I want someone who is going to work with me, not against me. Especially not make me jump through hoops for a treat, only to find another trick around the corner. I went through a broker on my first property, and it was THE MOST miserable experience of my life. The woman literally couldnt add 3+1. Sad thing is i didnt learn until about 12 hours before closing, she couldnt do the math. I realise a lot of it was on me going with her, but jesus she was bad, if not the worst. Are there any posts that can help guide me to a list of questions to ask a lender? Or any advice on how to chose one? Stay away from brokers?

I am about to place a bid on a duplex in my area. I am 22, and working full time. My goal right now for my first property is to have a house hack closer to work. I currently live at home with my parents, however the 35 minute one way commute(longer in the pm), is getting annoying, and im ready to invest. The duplex im going to offer on is a great house! It is very solid, has room for improvements to add value, and has opportunity for cashflow. However, if I am hacking it i would be paying cheap rent. My dilemma, if it is one, is this: should i be down about it not being a cashflowing-rent-free living experience? Or pretty excited that im paying a couple humdred dollars to live in a house i own? I guess within a few years of appreciation, raising rents, and a refi(brrrr) i should be fine. First post on BP, i listen to the new podcasts weekly.
