Thanks for the input Jennifer, that's helpful.  I won't be living there until about 60 days after close, so should have time to provide that 30 day notice of the change.  Massachusetts is similar, but going to make sure I read up further on Landlord Tenant law here around this.

In the process of purchasing a 3 family owner occupied property in Massachusetts. I will be living on the first floor taking over that unit from the current owner. However, since the owner didn't have a car, she included parking in the 3rd floor lease. His rent price doesn't currently reflect it (as it should be more with parking). His lease is expired and he is currently tenant at will. I'd like to provide a new Tenant at Will agreement where the driveway is NOT included (so that I can park there). Any suggestions on approach for taking the parking away? I already stated in the P&S that the driveway and garage need to be cleared and cleaned by close. At what point should I have the conversation with the 3rd floor tenant and provide new lease? I'm sure he's not going to be happy.
