If they are a cash buyer, then you can call and find out about the title policy.

If they are using a lender, then I'd ask some guys in your area on what typical closing costs are

Thanks.   I did not have a buyer until after I got the property under contract.   I felt very confident in my numbers and knew that this property would go quick.   The contract assignment could not be easier.   Its literally an additional paper that says my end buyer has the right to my place in the contract for some fee.    
As far as a book goes. I don't have one and I wish I did.  I listened to a lot of Phil Pustejovsky and BP webinars when I was first starting.   I just bought the book on finding and funding deals from the BP store.  I bet that will have a lot of great points for wholesalers.    Also I recommend the books by Peter Conti and David Finkel.    They may be a little outdated, but still had great tips.   Although lease options in Texas are extremely rare, as very few attorneys with any experience will write up a contract for one.
