@Sacha LaCoss The simple renovations and make ready tasks that you've listed above, in my opinion, should be paid for by the job. If you pay a contractor by the hour, your renovation costs and completion time will increase immediately due to the incentive within the contract. Do a walk through with a GC and allow him to provide you an invoice for your scope of work. This will be a flat rate that he/she won't get paid until the completion of the project. This incentivizes them to finish it on-time/within schedule and to your liking.

PM me if you need any advice or contacts. I have a few great licensed contractors in the area that will give you a fair price for their labor.

Hey BP,

I'm new to real estate investing, and I'm looking for some advice on driving for dollars in a dense multifamily area.

I'm in Sacramento CA and there is a large multifamily inventory. In my farm area, about 80-85% of the homes are small multifamily (2-6 units). When I'm driving for dollars and noticing dilapidated or mismanaged properties, I make note of them. Once I have this list of addresses, how do I find the owners, when most of their addresses won't match the property I'm searching for? Do I need to purchase a list of absentee owners form listsource etc, or is there a way I can get to property owners before they're "listed?"

Anything helps. Thanks a ton
