Hi, My name is Jarred. I've recently moved back to Spokane from Wi. I have limited experience in REI. I'm an avid BP podcast listener and reader. I have 5 years of experience in Carpentry and construction. This year I completed a total gut and renovation of a small 1 bed , 1 bath lake cabin that will be used as a vacation rental. I hope to grow into wholesaling and single family "brrrring".

Having said that I'm in a unique position. I'm planning to ship out for the Navy in 6 months. Id like to use this preparation time wisely and develop REI skills and experience as they fit into my long term financial/RE goals. Also, I hope to invest while in the service.

The question becomes should I continue to passively grow (read, save, speculate) or actively pursue experience even though my investment of time and money will be largely out of date upon exciting the service?

Naturally my sights go to wholesaling, as the prerequisites are attainable within my allotted window. My reservation is the time it takes for a marketing machine and process to gear up. Any efforts will come to a halt before they even started. Not all will be lost because I will have learned. Practically speaking, is it out of the question to wholesale successfully within that window of time? Is it fool hardy to start driving for dollars everyday?

Would pursuing a broker license during this time be worth the investment?

My other thoughts are to develop a business plan and plead with every local bank to consider a residential housing loan and attempt a (very moderate reno) brrrr. I agree that is probably just dreaming. (But it is all useful experience)

I plan on getting involved in local meet ups and doing my best to learn from those who have feet on the ground either way. I'd love the opportunity to jump into an established wholesale team/model and provide legwork for the experience. Anyone want to take advantage of this future sailor?

Personally, I'm not risk adverse, I'm willing to look like an idiot (hence my introductory novel), and I understand realistically the only return I will get from the next 6 months isn't of the monetary sort.

Any advice is greatly appreciated.
