@Dillon Dale sorry, I was looking at it as if trying to solve for a tenant's pains and potential gains. So, the pains and gains I listed would be for a tenant.

Good morning,

I'm working on a business plan to hone in on my target market and where I want to spend my time looking for deals. My farm area is Owatonna and Waseca MN and I'm specifically looking for smaller multi-family properties i.e. 2-4 unit homes.


What do people typically see for general pains and gains for tenants looking for rental properties in smaller towns like these? 

Here's some of my thoughts so far:

Gains:

•Safety

•Community – i.e. other tenants near by

•Location

•Amenities

Pains:

•Time spent apartment hunting

•Getting scammed

•Communication

•Finding good place online that meets buying criteria
