Hello BP Fam-

I'm excited to post an introduction the same week I'm making my first offer for potentially my first deal (fix up + BRRR rental).
Location: Florence, SC

Short Term Goals: 

- Purchase 1 SFH property by end of the month, convert to a multi family, rent out

- Complete my business plan

Personal Development: 

- listen to all BP Podcast episodes starting from Episode 1 (currently on Ep. 25)

- listen to Rants & Gems podcast 

- re-read The Book on Flipping Houses and ABC’s of RE investing

- read Estimating Rehab book and the E-Myth

- utilize @tuckermerrihew resources

BiggerPockets Goals:

- get at least 3 responses on my first two posts

- improve deal analysis accuracy on the BRRR calculator and Rehab estimator

BP team-

A deal on a SFH in Florence, SC to fix and flip has hit my desk (can expect $15k+ in profit), however I am trying to determine if I can convert this to a duplex or multifamily. The SFH is 3bd x 1.5ba, 1425sqft on a .34 acre lot. As this is my first flip, I have questions on navigating this deal and welcome any other considerations (finance, estimating costs, permitting/zoning, etc.). This is vacant and was damaged during a flood with large front and backyards.

1) should I approach this as a typical SFH rehab, but multiple the estimate by # additional units?

2) is a duplex the most feasible/viable or is a multi family rental a good option?

3) what are the key things I must considering in estimating costs and selecting contractors?

4) are there any unforeseen implications on financing and permitting or zoning (electrical lines run through the front yard)?

I'm in the progress of reading J Scott's book, am a new investor new to the Florence, SC area.  With $10k in the bank willing to invest, I came across the single family.  I'm seeking feedback from anyone who has the time ;) and interest to set me on the right path for my first property, potential a rehab (though seller claims roof replaced in 2020), rental, and BRRR.

50% confident in the rehab numbers and inputs, and I'm considering if adding a garage will boost the value.
