Hi Everyone,

I was just curious what everyones single family home rental vacancy rates are? Also what percentage of tenants would you say renew their lease? Do most stay?

What tools/data to you use when evaluating a property?

Hello!

I was hoping for some opinions for the best lending strategy for purchase, rehab, and then rental of a single family home.

Heard a few people say hard money then refi into traditional.

Whats the best route to go?

What are your thoughts on allocating more capital to a brokerage account with some small to mid cap funds to avoid on loosing out on gains?

Also any suggestions for getting started in real estate at such a young age? I live on Long Island in NY. Real estate is expensive and taxed to hell. I was thinking CT or NC. What are your thoughts?

@Damaso Bautista Thanks for the reply. I have very little expenses as a college kid (Gas and Car Insurance only). Most, if not all my money goes into my high yield savings. My credit score is over 750 and growing. With no debt of any kind, I think I am in pretty good shape.

However, would it be a good idea to contribute more money to a brokerage account w some small to mid cap funds? I feel like I will be missing out on some interest.

Hello all,

I am hoping to get some opinions on optimal wealth management for my long and short term goals.

Background: Currently 18yo in college. I have about 14k in savings, 5.5k in a Roth IRA (Which I will max out yearly) and another 6k in a brokerage account. I am projecting to bring home about 20k before taxes in work wages.

My long term goal is like most investors, financial freedom. However, I have short term goals. One major of which is real estate which I plan to pull the trigger on in the next 5-7 years. My question is this, should I be moving more of my cash into the stock market or is keeping it liquid good for my short term goal of buying real estate? I want to be able to gain wealth through real estate but also don’t want to lack in a market portfolio and loose out on unrealized gains especially because of my youth.

What should my allocation be? Any advice on anything?
