Good day everyone! I have a situation with a property I own.

I have tenets who allowed their son and girlfriend to move in. They contacted me about 2 months ago and said they wanted to put their son on the lease. I told them we would need to redo the lease and add him on there. But first he would need to fill out a background/credit check. They seemed to slow roll the process and ultimately came back and said they didn't want to proceed.

Today, the tenets called up and said their son and girlfriend is living with them and they want them to move out. They said they called the authorities and was told they could not do anything because it was not their house. They would need to call me to get them out as well as their belongings.

How should I proceed? Also, I don't want to evict them but want them to understand that breeching the contract is a big thing. Any creative ideas I can do to help curb this sort of behavior?

@Dillon Y. Yep, you got me: I am an introvert.  I was in the military and was really open with my Airmen.  But when I got outside of work I would turn into a turtle (as my wife would say).  Just go into my shell.  I find activities to do that are lone activities.  Triathlons are at the top of the list!  

I just moved to Ohio from NV at the beginning of Feb.  I am currently by myself while my family is still in Reno finishing school, posturing our son for college at UNR and selling the house.  I am currently living in an extended stay but I was determined to change something about me.  So I found a MeetUp Real Estate meeting my first week in town.  I met an agent who invests in properties on Craigslist.  Schedule a time to meet up at a local Panera Bread.  We kicked it off and then actually went looking at properties.  I actually found a gem and in contract right now!  I was able to get the seller to provide $ to do some repairs and it is really a turnkey property. Using the Bigger Pockets calculator it shows $300 cash flow and a 22% CoCROI!  Pretty stoked...I can't wait until I close so I can start working on my next deal!!!

I have had to reprogram my way of thinking.  Before, I didn't really talk to people, just did my job and that was it.  I have a long ways to go but my goal is to talk to at least one new person a day and let them know what I am doing.  

"Hi, my name is Jarod.  ...convo convo convo...  "I invest in properties and working my way to financial freedom"

Not everyone I've talked to is interested but the ones who are end of giving me tips or say they will let me know when something comes their way.

Just today I told someone at work what I was doing.  She said, "Oooohhhh, I am a Zillow junkie!!  What exactly are you looking for cause I spend at least 1-2 hours a day looking at properties."   I gave her my list and even told her if I close on a lead she provided I'll throw her $100.  She is on it!

It is amazing what happens when you share your passion!
