Thank you for responding, my next goal is finding a good deal. I live in a small town, but I do think I live in a good renters market.

I unfortunately do not have very good credit, so I was wondering how much of a factor that is going to be when I try to start looking for money to fund my investments. I do have some of my own money saved up for down payments and such. If you have any ideas or things that you did I would appreciate it, thank you.

The base is pretty stable, it is Top Gun Navy Base. I have definently thought the same thing, if I could offer them some sort of discount to get them to rent from me. Now all I need to do is find a good house to buy and fix up and hopefully rent or sell.

Thank you for the replies. There are quite a bit of active duty, but a lot of them are coming and going. I would like to start fixing up homes and selling them. I have some experience in construction, but not enough for a good rehab. I also don't have a network of people yet either, so I am in the process of finding like minded people in my area, any suggestions on that too.

So I live in a smaller town called Fallon, NV. It is near a navy base, but I am wondering if I should even try to start investing here, or maybe just go to the bigger areas near Fallon such as Reno or Carson. I would greatly appriciate your comments, and I ask you to visit my facebook page "Learning how to invest in Real Estate" as i I am trying to get a bigger following and discussion on there.
