So you are saying 50% NOI on existing and 62% projected NOI overall? I consider my target market a tourist area as well but I can't seem to see how to come close to achieve a 50% NOI.

That makes sense. It's no secret I'm still green in this area so my questions might seem naive. Like I said before I've ran projected NOI and it doesn't seem high but I will start comparing others in my market.

Question remains the same. Short term is less than 30 days.

For anyone who has or is currently in the short-term rental scene, what are the margins you are used to? I've looked into getting into this side of things but after building a financial model and throwing in revenue projections that was, what I thought, aggressive and I get a margin of 6% net income to gross inflow rental receipts. Should I accept this as the norm?
