I recommend finding a good one and do a JV on a project.

You will be amazed by the speed and cost not to mention the return.

My group is located south but there are plenty of them up north and in the suburbs.

Hi John, I will have a crew free'd up in about a week. We are finishing up a flip (up north) and I need to keep my crew busy until the city clears permits on my houses.

Let me know if we can be of any assistance, besides the main three (plumb,electric,Hvac) we pretty much do everything else.

I do not shy away from my comfort zones , North and South Austin

I current strategy is to flip as fast as the city let's me.

South of Anderson ln and north of hwy 71

Assuming the builder is fronting the construction costs.  Otherwise, in my opinion, the builder will need to be bringing something additional to the table than just doing the work.  The typical builder fee will generally be smaller than 50% of the profits on a spec build, so bringing in a builder as a partner is going to be more expensive, IF ALL ELSE IS THE SAME.

Then you are not building at cost.

I made a post on BP marketplace looking for a JV partnership, since I have been abuilder for 10 years and I also study the market it made sense and it gave me s way of having "skin in the game"Anyway, the post said "looking for JV as I am showing 75k and higher in projected returns."

The next day I had 7 messages and 3 phone calls. Sunday,  the day after we made an offer of 395k for a south Austin property. Monday the offer was accepted and I quit my job 3 weeks later. It has been 3 months and we have 4 properties with two more coming shortly!
