Stephen Burtin here in Wichita you can use recently sold data on the county website to find comparables. Search through the Sedgwick county website and you’ll be able to find both recently sold and the current appraised value the county does taxes on as well as work done where permits were pulled.

Wanted to share some good news for those interested in investing in Commercial Real Estate in the Wichita Area. This month the Realtor's of South Central Kansas (RSCK) Association has rolled out a new Commercial Information Exchange (CIE). This is similar to an MLS and allows our properties to be shared throughout all of North America. Previously most commercial deals were put out via LoopNet; but with this new rollout, we can expect to see a lot more information on Commercial properties in the area available. I am super stoked to have the opportunity to jump in on the CIE as it is first implemented, information availability will make it easier for investors to make the jump to commercial. The CIE is being run by Catylist if any of you are familiar. Hope you are all as excited as me! Happy Investing!

What is your recourse if they lie to you? If I was a renter I would. Personally, I think it’s too much of a hot button issue. Especially here in Wichita where the libertarian party is fairly strong.

Bernadeau Charles what kind of repairs are we talking here? In order to pass VA appraisal the home must pass the 3 Ss; Safe, Structurally Sound, and Sanitary. The BLUF is it must be livable when you purchase it so a home that needs major repairs will not be VA eligible.
