Post: Keeping utilities in your name or leaving it to tenants?

Is it better to make tenants put utilities in their name or to keep it in your name and just bill them directly for it?  I haven't read much about landlords doing that, but it seems like it would be simpler in the long run rather than having to jump in and out of responsibility between tenants and worry about shutoffs if tenants don't pay.  I'd love to hear anyone's experience with this either way.  Thanks.

As the subject line indicates, the address for the property is 417 Euclid Avenue, Glassport, PA 15045. Solid neighborhood and the house is already partially rehabbed so you could finish it and have a tenant in place before 2016. Here are the particulars:

  • 3 bed
  • 1 bath
  • 1001 ft2
  • ARV is approximately $40-41K
  • Will rent for about $700/month
  • Probably needs about $5K to finish the rehab
