Yes im sure there is. i will still lose money on the inspections and appraisal. It may be a blessing in disguise. 

Well everyone i have some heart breaking news... i found a very nice duplex that was going to be owner occupied and rent the other half out. Everything is set to close on the 23rd.  Just got a call from the bank today saying it did not appraise  for what we agreed to. Ive got a lot of time and money in this deal hopefully we can get something worked out....

Yes i will be using a fha loan. 

realtor said they have a 1 year lease and it is up in January. When i purchase the duplex will that break the lease? 

Hey everyone im buying my first duplex. It is already 100% occupied.  This is also my first investment. After closing i will have to remove a tenant. I will be living in one side of the duplex.  Any advice on getting the tenant out.
