@Alyssa K. I can tell you right now that is not the type of tenant you want. It’s not about the chickens or the dog. It’s about the entitlement. We have dealt with this before. The chickens will be the first of many things they will try to have or do. Just find a better Candidate. We look for tenants that arw easy going and except our rules from the start. not asking for exceptions or ways around them. Obviously there is alot more to your situation here but the principle is the same. All the best!

The tenant is responsible for cleaning the house. But is the case of mold in the bathroom and in a few other locations.. Would this still be the tenant’s responsibility? Note there was no mold in there when they first moved in several years ago.

@Carly M. Does your PM contract state an expense limit ? Something that requires him or her to check with you before proceeding, if it exceeds a specified dollar amount? I’ve seen this on a lot of agreements.

@Daniel Tisdale strategy matters here. I personally won’t buy anything that has negative cash flow, but if your strategy is to buy for appreciation, it could work because of the long term play. So I would ask yourself what your play is and does t fit into your long term strategy. All the best.

@Tito Burgos I would argue if you use the money on a buy and hold, and buy right, you will be about refinance into long term money with a bank and take your Monday to many more deals.. it seems like that’s called BRRR on this site. This will leave you with your original cash and an asset that is producing cash flow every month.

@Jacob Aguilera I would recommend making a budget right away and saving regardless of any deal. Main reason, bad things happen and you need reserves or it could really make life hard. With that saId, fInd good deals and the money will come. When you have a deal you can take the opportunity to someone and bring value compared to having nothing and bringing nothing. All the best!

What’s odd to me is what a bank would have to do with anything, if it’s a cash transaction. I’m assuming you explained it was going to be in cash? Obviously, I don’t know your whole situation but I would call her back and make sure she understands exactly what you’re trying to do and that you could have the proof of funds by x date. If you want the property don’t back down. My wife says I’m a little pushy though so take that into consideration. But if you have the funds I would push to prove the funds as quick as possible. Another idea is to offer a larger Ernest money amount to show your serious.

I agree with other comments. We have submitted several offers without a pre approval letter from a bank or showing proof of funds. It s a good idea to just provide one or the other to make sure your offer is strong in the eyes of the seller.

Jason, I like the floating floors for ease of installation but mostly for the durability. Over time the glue downs have peeled up on the corners of the planks in areas where people walk a lot. I haven’t paid much attention to brands because I just look for deals on darker colored planks. 4.2mm is the thickness I’ve got on clearance quite a few times. Sorry I’m not much help on that front.
