Hey Tereal,

I'm even newer to the game than you and I hope to be in your situation in a few months! I'm looking for a duplex to OO myself, but so far the prices don't come anywhere near what homes in Detroit seem to be going for... They're about double! One that I just viewed today was listed at $179,000 and was a real eyesore! I'd be lucky to get $750/side! The hunt is on though. Best of luck to you and I'll follow you along for the ride.

Wow everybody, I'm overwhelmed by the amount of responses I've received! I love the positive mindset offered by everyone here and can already tell this will be a great place to bounce around different ideas. 

I'm currently renting with a roommate, and the rent is very affordable, however I believe my plan should be to buy and hold for my first property, living there myself with an additional roommate. My outflows would not be much more than they are now if I can find right the deal, and maybe do a "fix, buy, and hold"? I'm not super handy and would rather not have to deal with major overhauls like mold or termite infestation but I'm comfortable with painting, flooring, re-doing kitchen/bathroom etc.

I'd plan on buy/holding this primary residence, but once enough capital is built up I'd be more interested in fix/flips. 

I appreciate the offers of help and assistance, seriously! I will reach out to a few of you, thanks again!!

Hello everybody!!

I'm Jared and I've been interested and intrigued by the fortunes that could be made in real estate for a long time. Unfortunately, during the collapse in 2008-2009 I was in no position to purchase real estate and set myself up for success. Now that I am in a position to begin talking to lenders I can't shake the feeling that I've missed the train, if you will. 

Anybody in the Stockton area, or Northern California have any insight to offer?
