@Trevor Ewen, thanks for the input.  another one of my questions is to me it seems like an obvious question but i am looking for other opinions.

i am by trade a contractor myself, is it possible, if not more profitable to pay myself to do the work when i first start out, as i learn the process of these deals and get a good standard for the time frame it should take other people that i will have working for me to finish the job.

so to clarify would it be too risky or even benificial to hire myself and give up my paycheck, vs keeping my paying job to hire other people to do the work?

i myself am also new to investing.  but the investor i worked for had a system, he bought and flipped 4 houses while working his full time job and every 5th house he kept and rented, this allowed him to make enough money flipping that his rental was mortgage free.  he has done this enough that he no longer flips he has the credit and the cash flow from rentals to buy properties using hard money loans or if cheap enough his own capital and then sells to himself getting a mortgage to acquire rentals

in my community there are thousands of properties for sale, and only a coupe hundred for rent and almost all of these rentals are over 1000$ a month. i think there is a greater demand for less exspensive rentals here, but i dont have the credit to get long term bank loans for rentals. are there other ways to get money to start gathering rentals or do i just need to bear down and get my credit higher for a year or two
