It might be the banks you are looking at.  When I started my real estate company, I got my first BLOC with BB&T (Now TRUiST).  They were VERY business-friendly and were ok with my plan.  I was given a $40k BLOC backed by cash I had available.  Subsequent loans were easier to get due to history and more collateral.  Keep checking and don't give up!

Good morning BP family! I have a question that some of yall hopefully may be able to answer. Ive been trying to find and get approved for a business LOC/loan but I am having no luck in getting approved. The reason I keep getting denied is because I have "Real Estate" in my LLC name and also because the business im in is real estate. They keep telling me, because my business is related to the "real estate industry" I have to have properties already available to put up as collateral. So my question is, what type of industry is your LLC in to be able to get approved for a LOC/Loans? Thank you so much for yalls help.

I would appreciate some advice and opinions on a situation I came across. I recently came across an off market deal in Smyrna Ga. I want the property for my primary residence but will be house hacking by renting the basement. Owner is asking $250k for purchase price and the home needs about $30k in rehab, and comps are in the high $300's low $400s. I recently started a new job and I don't qualify for a traditional mortgage for that amount. However i do have enough for the down payment and monthly payments. This would be my first home purchase, first BRRR, first investment property, first everything. I feel like this is an amazing deal/opportunity to start my investing career and to purchase my first home and don't want to lose out on it. Does the BRRR method work for primary residents or for only rentals, is this a smart idea to use a hardmoney lender to get the property? Im lost and not sure what to do, any advise would be great! Thank you for the advice. Purchasing a duplex did come to mind, but I live In Ga around the Atlanta area and there arent to many duplex, triplexs, etc for sale here. And the few that there are, aren't for sale or get bought by cash investors. So I was thinking about also possibly finding a home with a basement and renting that out.

Im new to bigger pockets and I am loving what I am seeing and learning so far! I have a question and would love to hear y'all opinion! So I am finally in the position to purchase my first home. I have good credit, making enough at my 9-5 finally saved enough for the down payment etc. My dream is to get started in investing in real estate and being able to leave my Job that i hate. For all y'all investors, agents, homeowners, etc what would your recommendation be, should i purchase my 1st home or should I purchase my first investment property instead. And if the answer/opinion is an investment property should it be a flip or rental?
