Hi Bobby,

I am looking to build a portfolio of single family homes to create reliable (relatively) passive income. Specifically on BiggerPockets I want to learn and practice evaluating deals so I can rest assured that I am making my first purchase a wise one.

Hello BiggerPockets!

I am excited to jump into discussions and the knowledge sharing I see here. I'm just getting started and I'm reading/listening to everything I can get my hands on. I'm looking to join a local organization to get more involved locally as well.

While I don't have any experience as a real estate investor I do work closely with many as a homeowners insurance advisor. I'm always happy to offer advice or answer questions when related to insurance in Florida.

As an insurance agent in Orlando I can tell you Florida can be difficult to insure but it doesn't have to be. South Florida will be significantly more expensive and Pinellas, Hillsborough area near Tampa will be difficult due to sinkhole activity. If you stick to Central or North Florida it is fairly straightforward if you have a good agent.

Loans will require flood insurance in high risk areas but if you stick to the "X" flood zones you'll be ok. Use this website to look it up: http://floodadvantage.assurant.floodtools.com/Map.aspx

If the property is built 2001 or older you should get a wind mitigation inspection when getting your other inspections. 2002 and newer automatically receive 95% of those credits so its not worthwhile to get the report. Also keep in mind that many companies require a newer roof (15-20 yrs or less).
