Sound  like a pretty fair price if the install and exterior metal work are good quality.

Greg at Riccar has been good to work with -though they are not licensed for mpls.

From my experience in the Twin Cities area all require licenses, and a few required classes.  Seems like I remember being able to use the class attendance for more than one city, and some you can do online.  Some cities inspect every year, while others like Minneapolis and St Paul may be several years between inspections depending on how well the property is kept up and complaint calls.

Any Minnesota investors out there can share who they are using for lending on rental property? Twin cities area.  Looking for a portfolio type lender

I recently talked to one who wanted me to buy and rehab cash, get it rented and they would refi out to around 70% on a 20 yr loan.  I would like to find one that I could use to acquire the property from the beginning.

Looking for any referrals for interior subs in the Minneapolis/St. Paul metro area.  Paint, trim, flooring, general repairs for rentals and flips.
