Hi – I am an out-of-state investor, focused primarily on cash flow, based in Ft. Lauderdale, FL.

I am interested in a LTR property in downtown (May Park area just a few blocks off Broad St). Based on some data I came across for this particular East of Downtown area, I saw it to have a high crime rate and high vacancy rate, however, I wanted to see, from folks' experience in investing in this market, if you have any insight or thoughts as to if this is a promising area to invest in?

I have learned the same @Nick Velez as to what you stated about how to analyze the Jax market as well and what to take into account! Thx for reaching out and your guidance

@Mark Fries - thanks for your reply and all your support/knowledge sprinkled around the BP Jax Forum. While I understand the underwriting/analysis is the precursor for success on a property -- can you elaborate more here? I am interpreting this as you are not shy to invest in any part of Jacksonville, but it's so big/spread out and many neighborhoods are so different as you know -- not just demographics, but schools, crime, businesses, etc., so there must certainly be some places to stay away from, for example?

Hi All - I am a relatively new REI looking to expand to the Jacksonville, FL area, focusing on Single Family for Flips and Small Multifamily (2-25 Unit) for LTRs. For those currently in this market, where are the zip codes/neighborhoods that are cashflowing (ie. adhering to 1% rule)? Thank you!
