@Ryan Hazelwood

I'm 23 y/o and just bought my 2nd property. Purchased my first SFH when I was 20 and is still a full time rental.

Seeking more properties in the near future. Going to try a multi-family next.

@Matthew Rogers First purchase went great! House hacked my first property. I lived in the home and rented a few rooms out to some trustworthy friends. Now that property is a full time rental.

Will most likely sell it next year or the following to purchase a multi-family property that generates more cash flow.

@Matthew Rogers Hey Matt, I’m in the Salem area. Just bought my 2nd property and plan to secure more! I know Beaverton/pdx area is much pricier than down south where I’m at in Salem. Does your first deal have to be in Beaverton area? Glad to see another Oregonian on here!

Currently own 2 real estate properties and I'm looking to acquire more rental properties using the BRRRR strategy. How do some of you go about presenting a deal to a private lender? What were some of the terms? (Points, interest rate, etc.)

Looking for advice. Thanks!

Hey @Alex Brewer, wanted to hop on here and share my thoughts as an Oregon resident as well. Smart to get into real estate at 18! I purchased my first home via "House Hack" at 21 years old. I got a conventional loan (3.5%-5% down) and rented out my empty rooms to some of my friends. This was a great way for me to invest in real estate as a newbie. A duplex or small multi-family property would be a good idea also (Live in one unit, rent the other). With the current pandemic going on, might be tough to get a loan right now, but still possible with the right lender. I recommend this route as there are far less costs and risks involved, and still a great investment!

Great to hear! I just read The House Hacking Strategy by Craig Curelop and exciting to see it in action. Did you screen your friends at all before moving in? Do you still plan on renting by the room if your friends move out?

 Hey Alan! I did not screen them. The friends I had move in I've been friends with for years, so I didn't feel it was necessary to run a credit check, application, etc.. As of right now, my friends vacated the property when I did, and I am currently renting it to a tenant I sourced through facebook.

Hey Jared,

This is exactly what I'm trying to do near Downtown Houston! I'm glad it seems to have worked out for you. I'm currently in escrow on a 3/2.5 SFR with the intention of updating it and renting out the other two bedrooms to friends. Any advice?

Best,

F

Hey Fernando! My advice is choose your friends/roommates wisely! Make sure your friends respect you and your personal property. I really lucked out and had some great friends living with me that actually helped me update the kitchen, helped out with yard work, etc. Nothing beats owning your own home and having someone else pay your mortgage! Congrats on the new property!

Looks like a fun property. Well done, and kudos to starting out so young!

 Thanks Shane!
