I've been searching for rehab estimates for my area but couldn't find any relevant information online. I live in South Mississippi and have a 3/2 1500 sqft house which needs just about everything.. it does have new electric, plumbing, a new hot water heater ready for installation, and it also has brand new HVAC system. But other than these things, it needs everything. The outside does not need much work and it has all new windows. The thing i'm worried about is the property's ARV is only about 70,000-80,000. I'm trying to find out if there is any possibility of getting this property at a price which would leave enough room to feel comfortable with.

Any advice greatly appreciated!

I have not checked this paper. I will inquire about it, thank you for that info. I'm planning on going to the next REIA meetup, but i will send a message to a few locals to pick their brains. Thanks Marc!

I am kicking off my real estate wholesaling venture and just found out (thanks to some nice forum members) that Mississippi is a non-disclosure states. This means my attempts at getting probate lists, water shutoff lists, tax delinquent lists, equity % lists, and other important lists all failed. I am unable to retrieve the data that would help me get my first deal. So here i am trying to figure out what i can do to make the best of the situation. My plan initially was to get very familiar with doing local deals and then move to virtual wholesaling eventually. Now it seems as if virtual wholesaling is the way to go with my circumstance, but it seems silly to me to attempt that without ever doing local wholesaling first. 

Does anyone here have advice for a newbie in this predicament? Would love to hear from another wholesaler in a non-disclosure state.

 Hey Larry thank you for the response! So I'm filtering it by three different counties which result in 270,000 results. I then filter it by absentee owners which brings it down to 28,000. And then i filter it by market sale date within the last 12 months. This causes the results to drop to zero. So i deleted that filter and it came back to 28,000. Then i tried to filter it by equity % in the homes from 40-100%. No results. So i tried 0-100% equity, No results. It's as if the market sale date and equity % are all completely unknown for these properties.

I am on the Mississippi Gulf Coast if that matters. I've refreshed the page and tried it again several times, still nothing.

So i'm attempting to use ListSource to find wholesaling deals and when i filter by either the Equity % option OR the Last Market Sale Date option, it shows zero results. Out of 270,000 properties apparently it doesn't have any record of these two options. Does anyone have experience with this? What should i do?

I'm just getting started in wholesaling but I have noticed an extremely uncomfortable amount of people being dishonest in the wholesaling business. For example, telling people "My wife and i are looking for a new home but we can't afford that much, is the price flexible?" Blatant lies like this are found everywhere. The worst part in my opinion is that they are teaching others to do this type of stuff. I'm not sure why i'm posting except for the hope that another newbie sees this post and realizes they shouldn't conduct business that way. It is insane to me that people are so blinded by a little money that they can so easily bring themselves to lie to others. But what goes around surely does come around, it never fails. I hope they one day realize the error of their ways. 

Now that the rant's over, if anyone has any tips for me to get that first deal i would be extremely grateful for your wisdom :) or if you'd like to share your experience with wholesaling deception!

Hi! My name is Jared and I am going to be wholesaling on the Mississippi Gulf Coast, i'm posting to see if there are any connections to make here that may be mutually beneficial and also to introduce myself and get any feedback and advice that you may have for me. 

I'll be wholesaling across the whole MS Gulf Coast, i am setting up a website and creating social media pages as well. My approach to this is going to be complete authenticity and transparency. Initially before deciding i was going to get into wholesaling, I fought with the ethics of wholesaling until i decided that i'm going to walk the road less traveled and be completely honest with my potential sellers. I'll be giving them their options so that they can make an informed decision. I know this will lose some deals for me but also strengthen the relationships with everyone i come in contact with. Those who pass on me may end up using me down the road or refer someone to me who is in need of a quick close.  I don't want anyone to feel misled and the only way i can confidently do business is transparently and authentically. Unfortunately, it seems the most common method of wholesaling results in many sellers getting a bad taste in their mouths. 

Anyways, if you have anything to say to me as a newbie in this world or just want to connect, i genuinely appreciate you taking the time out of your day  :)
