I’ve purchased 15 properties in the last 12 months. 9 I financed 100% in my own name / Llc’s using a combination of conventional loans and hard money. The last six deals I’ve partnered on with a high net worth individual who helps finance the deals ( I provide the hustle etc).

Looking for more deals. Have more money than Deals right now. Have just started mailing the markets I invest I (Midwest).

Would love to speak with anyone selling 8-30 unit buildings within 3hrs drive if Chicago.

Will look at SFH portfolios too.

@Danny Day what ever you do don’t buy it in Chicago. Or any other market that is targeting Airbnb and making them impossible to run.

@Matthew Swearingen your maintenance reserve seems a bit low. I’m assuming this is an older property. But $250 pm Net for a $70k property seems ok.

Curious to hear where investors are having RE success in smaller markets. I'm looking for solid-cash flowing ROI in smaller markets. $1M to deploy quickly.

@Aleksandra Schultz great question. I own 50 units across Chicago and Michigan. And I’ve learned from hard experience that improving the finishes always helps!! Paint, new flooring are the two biggest items I concentrate on. But I will also add new blinds. For kitchen cabinets I will just paint and / or add some relatively inexpensive hardware. For the bathrooms I will sometimes add a new vanity even if the old one is ok.. vanity’s are so cheap. And can make a difference in those online photos..

Quick update. State Farm came through with insurance for Airbnb. They had to figure it out and do some mental aerobics etc to get me where I wanted, but all good now!! Much preferable to using insurers that no one has heard of before..

How are you managing the insurance on your Airbnb property? I'm about to start an Airbnb in Chicago and my insurance company said they won't cover short term rentals!!! Totally took me by surprise.. I have a really nice apartment above a retail space I also own in northcenter so need to get my building insured with a different provider asap..

Brie do banks from your experience let you use existing equity in other Realestate investments when buying multi-homes?
