I’m a roofer in Texas and I never “have” to have the money up front unless it’s a cash deal. Meaning I am not financing it and the customer is not using insurance. With that said, the roofer could be doing a lot of jobs and if they are a smaller company I could maybe see why they asked for it upfront. Just be sure you have a contract signed so that you have recourse should the roofer take the money and run. I doubt this will happen but I’ve heard horror stories.
First off why would your insurance go up? If you have wind and hail insurance your premium cannot go up. Your deductible...maybe, but if I were you I would do the insurance claim. That’s assuming your deductible is less than the amount of damage to your mobile home.
There are many avenues to get a new roof. Whether it be financing or with an insurance claim. I am in the roofing business and I am surprised more buyers don’t request new roofs more often. The only thing you are out is a deductible and that is usually small a price to pay when you are looking at increasing the value of the property...

I have 25-30 off-market properties per month in the DFW metroplex... do you look to primarily stay in certain areas? Do you have a price point you like to target? I’d be happy to share some properties from time to time with you.

@Omar Khan thank you for your info as well. That’s a great idea about sending previous examples of deals I’ve done. I really appreciate your reply.

Hey thanks for your help Carl! Were you asking what kind of deals I look for or what kind of deals I get?
