I am planning out a custom online marketplace that connects wholesalers, lenders, and investors and would love some general feedback or advice on it. This is sort of inspired from some of the wholesale deal listing websites I've seen like investorlift.com but taken to an extreme level of matching and customization.
The investors would join the platform for free and specify the locations, property types, unit count, cap rate, and other criteria they are looking for in their next investment. The platform would provide daily, weekly, etc. updates of new properties matching their criteria so they never have to go looking randomly for them again. We would also scrape different data sources where wholesalers commonly hang out like Facebook groups to get deals that are already out there. We aggregate them, roll them up, and provide a nice overview of all deals relevant to their buying criteria.
The wholesalers would pay a single monthly fee for the privilege of marketing their contract deals on the platform. In exchange they get their property in front of buyers who are looking for exactly what they are offering. I was thinking I could provide a no-cost add-on service that allows the platform to do A/B testing with the purchase price. Since the platform knows exactly what investors want and at what price point they are willing to pay for a deal matching that criteria, I can increase the wholesaler's stated price and present that to the buyer in exchange for a percentage cut of the difference between the price the wholesaler was going to sell it for and the new higher price my platform identified it could be sold for to the most willing buyer. So I take home a nice chunk and the wholesaler sells it for a higher price than they otherwise would have.
The lenders can enter the criteria on the kind of deal or investor profile they are looking to lend to and I can display these financing offers that match a particular deal or investor profile on that deal page. Sort of like a pre-approved hard money loan in some sense since we already know the deal or investor matches their criteria. Lenders wouldn't pay anything to use the platform but would provide a referral commission for any loans we referred to them.
