@Lance Lvovsky but what I'm curious of, is, do we need an American CPA in Tennessee, or one from BC in Canada?

@Jonathan Greene that's exactly what I have been doing. Decided that REI is the way I want to go, and simply dove into the books, audiobooks, forunes, etc, to educate myself from the top down.

Obviously a lot of education will come with actually doing it, but, a solid foundation can be built with a coach.

Good afternoon BP!

So my question is focused towards Canadians invested in the USA.

My group and I are going to be getting into the US market, hopefully by this time next year x and we are looking for some answers about your legal entities.

Now, I understand there's a Tax treaty between the two countries, however, what we do not understand is what entities we, as foreign investors, need to have in place before we get into our first deal.

We are in BC, and are super hopefully some of you might have some contacts for x-border CPA's, or something of that sort. As well as any potential advice on your legal structures.

Hey all.

So, I've posed this question about typical interest rate for Seller financing, and inputted 4.75% because that seems right?  ish at least.

Is there anything I may be missing?

I'm curious if anyone might be able to answer this for me, but, in your experiences, what would be a typical, or, average interest rate a Seller Financed loan might be?

@Stephen Akindona thank you so much for this insight. All the replies so far really seem to solidify our choice to hammer down on this market and make it our starting point.

So, backstory.

My partners and I decided that Real Estate is the vehicle in which we are going to become financially free.  We are from Canada, which, as a foreign investor, presents it's own difficulties and frustrations, but nothing we aren't going at, head on.

We recently decided that Memphis is going to be the market in which we hammer down on.  What I'm curious about, is, why is Memphis so competitive?
