Hey BP San Diego,

How much should I expect to pay for a property manager (as a percentage of the rental income) to manage a property in San Diego? I am currently the owner occupant of a townhome in Central San Diego and am getting ready to list it for rent. 

If you have any personal recommendations for a property manager, please shoot me a DM. Property managers who are experienced with HOAs are preferred. Thanks!

Hey Josh,

I can definitely relate to your post. My fiancée and I were looking for a place that was central to everything, where the rents would cover the payment (in a couple years time), and was a safe place to live. Keeping the mortgage payment low was also a big deal for us and having the flexibility to rent by the room (or not) was a huge deciding factor. With this criteria, we narrowed our search to the areas surrounding Mission Valley (Serra Mesa, Linda Vista, Clairemont) and eventually settled in Clairemont. We pivoted our strategy and went with a townhome instead of a SFH. It was a great way to get our feet wet and also maintain our reserves because we bought back in June when there was still a lot of uncertainty with COVID.

@James M Bambrough I used to live off of University and Arizona st and it was a great spot. Easy access to restaurants, bars, etc. The only "unsafe" experience I had was related to a homeless person blocking my garage (this was back in 2016). Be sure to scope out the area though because some pockets are safer than others.  

Check out the area around 30th street too. Like University Ave, it's one of the main thoroughfares through NP with a lot of places to eat and drink.

Hey @Cathy S.! Welcome! I wanted to comment on your post because I'm also looking to meet other people who have goals to generate wealth in real estate. A little bit about me - I have a structural engineering background but went into construction/project management for a local healthcare system. 

I also hope to phase out of my current job and pursue real estate or other business ventures full time down the road. Anyways, nice to meet you here on BP!

Hello everyone, I recently purchased a townhome in San Diego and several of my neighbors have installed solar panels on their roofs. I'm curious to see if anyone here has installed solar panels and if buyers are willing to pay more for solar panels. 

Things to note:

  • 1. If I decide to install solar panels, I will buy them outright (no lease & no lien)
  • 2. I will confirm the type, size, weight, location, and approval with the HOA.

Hey Michal, I actually worked for a large commercial general contractor for about 4 years and ended up making a slight career change about 9 months ago. 

I ended up transitioning to the Owner's side. I work for a large healthcare company now as a project manager at one of their older facilities and manage capital improvement projects. The hours are no where near what I used to work when I was at a GC, but I still get to use the construction knowledge that I learned over the years. The pay is equitable, but the one thing that got me to pull the trigger was the time I got got back. 

I used to help manage large exterior scopes in new build construction ($20 million in exterior scope) and the work I do now pales in comparison to that, but I can focus more on real estate and develop relationships with smaller scale contractors. Perhaps moving to the Owner's side is something you can consider. 

House hackers (specifically rent by the room house hackers), do you tell your tenants or prospective tenants that you’re the owner? Do you say that you’re the manager of the property?


I‘ve heard it many times that you shouldn’t tell your tenants that you’re the owner. I’m getting ready to list my rooms and I just wanted to get some feedback from those more experienced in this than I am. Any tips are welcome!
