@Justin Franklin sorry just saw this. Can’t really analyze cleveland by the zip code because too many street specific lines and school districts overlap. For instance I own a property in Orange Village which has amazing schools but it’s in 44128 zip, which is mostly warrensville heights. But as for my solid areas, south Cleveland heights, Lakewood, Detroit shoreway, Ohio City, Shaker Heights, university circle, Kamms Korners, Fairview Park, independence. Also a lot to be excited about in northwest akron & highland square.

@Christine Lawrence I Flip a lot In Cleveland Ohio and now that I have my construction company rolling, I’ve realized that when I start working with someone who’s really solid, I hold onto them for life. I’ve structured my construction company to do projects on my own, so I keep the best deals usually for myself, but I do have the capabilities of subbing out my guys to do larger scale construction products projects for other investors. So I would definitely say that when you work with someone really solid try to keep them busy. @Joseph Nardiello I quit a six figure job as an attorney to flip full time in 2015. I’ve had a lot of bumps in the road up until now but now I’m running my own Construction company and I’m obviously full-time. The biggest thing for someone new is you should expect some learning curve and not do great until you get the hang of things. Sure you can make money, depending on what market you’re in, but there are more investors, competition, etc. so no matter what, always focus on getting a good deal on easy projects to fix up. If you have w2 income leverage that for the time being to go conventional. If you want to talk shop I’m always down to chat. I live in la and flip in Cleveland.

I am originally from Cleveland & live in LA. I flip a lot there and have a 3 unit, and several rental properties myself in good school districts. There are definitely some solid pockets in the suburbs with serious inventory problems that you can get really good returns on. I mostly play in A and B neighborhoods so my experience is a little different than most others who invest for cashflow in Cle. If you ever want to talk shop I'm down to chat!

@Jay Sutar Jay, I’m an investor in California and originally from Cleveland. I don’t know specifically where this is, but if it’s in Warrensville definitely be careful what street it’s on. I don’t know much about section 8 but 44128 is the ZIP Code that actually runs into orange schools. I own a property that’s an orange schools but 44128 ZIP Code. It should be in chagrin Falls or orange but it shares the ZIP Code because of some old zoning.

@Account Closed you're  right, a lot of the 2-3 unit buildings especially just get minor paint and carpet touch-ups, as many investors try to do the bare minimum just to get by without any major repairs. I flip in Cleveland and have a few rentals. Definitely hard to cashflow in suburbs on the east side because of the high taxes, but in the suburbs, west side and even rural areas to medina and akron have serious housing shortages. Rentals in good school districts can cashflow nicely.

Hi @Levent Caglar, I am an attorney (licensed in TX) and do a lot of flipping in Cleveland. Why is the seller backing out? Have you already procured a loan and ready to close? What's the deal?
