In Texas you have 30 days from when you receive your tax appraisal notification to protest.  The deadline for filing a protest will be on the notification.

@Bjorn Ahlblad I'm closing on a 12 unit and have 6 SFR. Did your agent suggest the umbrella or did you ask? I'm assuming it is less expensive than individual coverage or you wouldn't have gone that route. What do you estimate the % savings to be?

I have a 12 unit under contract and shopping for property insurance. Any suggestions or just find a local broker? I've talked to my agents on SFR but want to find a company that is more experienced in commercial/multifamily.

Interesting data, thanks @Jim Cummings.  I guess you need to correlate with some local economic data to determine if there is a “why”.  Also it would be interesting to look at the long historical data to understand if it’s a trend or not.
