@John Blanton good advice. I totally agree with HML charging a lil more for their peace of mind. I'm also reaching out just in case working with them doesn't work.

The purchase price for the property is $50,000 and their minimum on lending is $50,000 with a 25% payment the only way they would be able to fund the deal is if I have a 15,000 rehab but the property looks to be in pretty good shape and I wouldn’t know for sure what needs to be done until I get an inspection and that’s not scheduled till Monday.

So really I’m trying to get other options line up.

Hi John Thank you! Yes, I see all the fun other investors are having and I'm ready to join the party.  I'm referring to help financing the deal. I have a little capital and I've talked to a few hard money lenders. I'm checking to see if there's any private investors who would be interested, who could help me get my feet wet and get some experience under my belt to help lower the interest and points that the hard money lenders are charging due to my lack of experience.

Hello everyone my name is Jay.

I’m new to real estate investing. I have been dealing with analysis paralysis for over a year and now I’m taking steps to put all this knowledge I’ve accumulated to work.

I have a duplex under contract that I’m trying to get help funding. The property already has paying tenants and I’m having it inspected to see if there’s any property problems that I may have to address.

If anyone is interested or could even offer a word of advice to a newbie all is appreciated.
