That's good. I file eviction on the 1st of February and won the case on March 17. I'm still waiting for the sheriff to evict my tenant.

How much are taxes on both properties? Are this in Chicago?

I'm going through the same process right now. I got the order of posession last week and my lawyer submitted the order of possession to the sheriff this week. Right now the sheriff is backup and the wait is at least 6 weeks. This really blows. Tenant hasn't been paying rent since January. I been a landlord for only 4 months. I inherited this tenant as well. I'm learning a lot through this process. Stay positive.

1st - floor $750 & 2nd Floor $750

Landlord pays water and heating

Tenants paid electricity

Tenants are month to month

Current market rents in the area are $750 to $800 not including utilities.

Taxes - 2,900

Interest - 4.50%

Loan - 15 years

Down payment - 25%

P & I - $ 372

Is this a good deal? Please advise?

I gave tenat a 5 day notice. I inherit this tenant after closing the house last week. It was a short sale. Tenants says she doesn't have any money.

I have a nonpaying rent tenant. Does anybody know a good lawyer that is good with evictions in the city of Chicago?
